3. User Roles & Responsibilities

 
3.1 Sellers
 
Sellers, including real estate agencies and developers, use Maison La Mer to list properties for sale or rent. They are responsible for:
Ensuring property details, pricing, and availability are accurate and regularly updated.
Managing inquiries, arranging viewings, and facilitating transactions independently.
Complying with all applicable real estate laws and regulations in their respective regions.
To qualify as a business seller on Maison La Mer, sellers must:
  • Be a registered business entity with a physical address (P.O. boxes are not accepted) or have operated as an LLC for at least 18 months.
  • Maintain an operational presence in the countries or regions where they list properties.
  • Be capable of conducting property viewings for all listings.
  • List properties with the owner’s consent and ensure legitimacy.
  • Have a professional company logo and appropriate branding.
  • Hold valid real estate licenses where required by law.
  • Property developers must be licensed or registered in their respective markets.

Private sellers are not eligible to list properties on Maison La Mer.
 
3.2 Visitors (Buyers)
 
Visitors use Maison La Mer to browse listings, compare options, and contact sellers. Their key responsibilities include:
Conducting due diligence before making purchasing decisions.
Contacting sellers directly through the platform to arrange viewings and transactions.
Understanding that Maison La Mer does not verify listing accuracy beyond platform compliance checks.
 

4. Listing Policy & Content Guidelines

 
To maintain high standards, all listings must comply with Maison La Mer’s content guidelines. Sellers must ensure their listings meet the following requirements:
 
4.1 Price & Real Estate Property Type Minimum Price: Real estate listings must have a minimum asking price of $490,000 (or equivalent in local currency).
Residential Properties Only: Commercial properties are not allowed.
 
4.2 Image & Media Standards
High-Quality Images: Listings must include at least two high-resolution images (minimum 800×600 px). Blurry, pixelated, or AI-generated images are not allowed.
Content Accuracy: Photos and videos must accurately represent the property. No overlaid text, excessive branding, or unrelated elements.
Watermarks: Watermarks must be discreet and cover no more than 30% of the image area.
 
4.3 Listing Accuracy & Updates
Listing Completeness: Properties must include correct details (size, location, number of rooms, amenities).
Regular Updates: Sellers must review and update listings at least once every 60 days.
Sold or Unavailable Properties: Must be removed or updated immediately.
 
4.4 Duplicate Listings & Compliance
No Duplicates: The same property cannot be listed multiple times within the same account.
Manipulative Practices Prohibited: Altering details to refresh listings, changing reference IDs, or other ranking manipulations are strictly forbidden.
Exclusivity Rights: Maison La Mer reserves the right to remove listings if another agent holds exclusive rights.
 
4.5 Intellectual Property & Rights to Publish
Sellers must ensure they have full legal rights to all content submitted to Maison La Mer, including but not limited to text, images, and videos.
By submitting or uploading content, sellers grant Maison La Mer a non-exclusive, worldwide, royalty-free, transferable, and sublicensable license to use, reproduce, distribute, display, publish, translate, and adapt the content in connection with the operation, promotion, and improvement of the platform and related services.
This includes use in marketing materials, newsletters, editorial features, social media, and third-party syndication.
Sellers represent and warrant that the content does not infringe on any third-party rights and that they have obtained any necessary permissions or licenses.

5. Contents of and Information Provided on the Website and the App

 
Maison La Mer aggregates property listings from multiple sources to provide a comprehensive global marketplace of luxury properties:
Direct submissions – From sellers who list their properties on Maison La Mer.
CRM/MLS integrations – Properties distributed through real estate CRM or MLS systems.
Aggregated publicly available listings – Maison La Mer collects publicly available property data to enhance visibility.
 
5.1 Aggregated Listings & Public Data Collection
Maison La Mer functions as a real estate search engine, using proprietary tools to aggregate publicly accessible property listings. Our goal is to provide the most comprehensive property information available to visitors.
We collect and organize publicly available information to enhance property visibility.
We do not own or claim ownership of listing content, such as property description and pictures; all rights remain with the source agency or other real estate professional.
Visitors should always verify listing details directly with sellers before making purchasing decisions.
 
5.2 Right to Request Removal & Agency Control
